The primary guest must be at least 25 years old and must be present for the duration of the stay. A valid government-issued photo ID is required as part of our guest verification process. 👥 Maximum Occupancy

For insurance purposes, please provide the first and last names of all adult guests (18+) staying at the property. Only registered guests are permitted on the property. Unregistered guests or visitors are not allowed and will be asked to leave. No Third-Party Bookings
The person making the reservation must be staying at the property. Third-party bookings are not permitted. Thank you for understanding! ⚾ Baseball Families
Please include all children in your guest count, even if they will only be staying for one night. 🏡 Be Respectful Treat the cabin with care — it’s our little piece of paradise. No parties or events No firearms. No commercial use without approval. 🚭 Smoking & Substances Smoke free property- no smoking, no e-cigarettes, no vaping inside the house. Do not discard cigarette butts on the property. Severe risk of fire during dry season. Additional charges will apply: our cleaners charge us an additional fee for smoke smell remediation and cigarette butt clean-up. ✨ During Your Stay 👠 Please no shoes in the house. Mud, salt, excessive dirt on floors could result in additional fees. Don’t move furniture or décor. Do not attach anything to the walls, no decorations. Absolutely NO GLITTER -extra fees will apply for clean up. No refunds for Wi-Fi or power outages. No USPS Mail or package deliveries. (UPS, FEDEX, PRIME do not deliver to the house). 🔒 Safety & Security Do not tamper with safety devices (cameras, smoke/CO₂ detectors). You are in the woods, there is wildlife and uneven terrain. Please be mindful of where you venture, you do so at your own risk. For your own safety, absolutely no climbing on the boulders or up trees. There are security cameras on all entrances and the back of the house. 🕓 Check-In & Check-Out Check-in after 4 p.m.; check-out by 11 a.m. Late checkout upon request; fees apply. 🚗 Neighbors & Parking Park only on gravel driveway — not on the grass. Be courteous with outside noise, lighting, and parking. Quiet hours between 10:00pm-8:00am - per the town’s noise restrictions. Out of respect for our neighbors please no loud voices or music outside between these hours. 💦 Hot Tub If you would like to enhance your time at the cabin, the hot tub is available for an additional $50 per night. Must shower before use to maintain the integrity and chemical balance of the water. Limit soak to 15–30 minutes; avoid overheating. No glass or food nearby or in hot tub. No pets in hot tub. Always supervise children; not to be left unattended in hot tub. No use by kids under 7 years of age. Water ≤95°F for kids, ≤100°F for adults; kids max 10-min sessions. Close and secure cover after each use. 🔥 Fire Pit & Fireplace Use dry firewood only — no trash, leaves, or accelerants. Never leave fires unattended; extinguish before going inside. Fireplace: do not use water to put out the fire, it will damage the insert. Close the fireplace doors. Let the flames die out on their own. Our cleaner will take care of the ashes. Be mindful of wind and local burn restrictions — safety first! Firewood not supplied. 🐾 Pets ⭐ Two (2) Dogs Max: Dogs are welcome with prior approval and must be included in your booking. ⭐ Pet Fee: An additional $25 per pet, per night applies. ⭐ Furniture: Please keep dogs off all furniture and beds. We recommend bringing their favorite bed from home. ⭐ Unattended Pets: Dogs should not be left unattended in the home. If unavoidable, they must be crated. Please bring your own crate. ⭐ Potty Area & Clean-Up: Please walk dogs behind the house rather than on the front lawn, and promptly clean up after them. And please, no potty breaks on the deck! 🐾 ⭐ Leashes Recommended: For their safety, dogs should be leashed whenever outside. We share the mountain with wildlife, including bears 🐻, bobcats, and birds of prey. ⭐ Pet Supplies: Please bring your own pet towels and waste bags. Guest bath towels should never be used for muddy paws or wet fur. If needed, we supply dog bowls for food and water. ⭐ Barking: Please be considerate of our neighbors. If your dog begins barking excessively, please bring them inside promptly. ⭐ Health & Behavior: Dogs must be house-trained, flea-free, current on vaccinations, and non-aggressive toward people, other animals, or wildlife. ⭐ Additional Cleaning or Damage: Excessive pet hair, odors, pet waste left on the property, stains, scratching, chewing, or other pet-related damage may result in additional cleaning or damage charges based on the actual cost required to restore the property to its original condition. 🌿 A Little Reminder** Report damages or issues — we know accidents happen. By booking a stay you agree to the house rules and will abide by them. Please remember: this is our personal home, not a hotel. Additional cleaning fees may apply if the home is left in poor condition.
